We believe in transparency and alignment from day one. Our fees are structured around the RIBA (Royal Institute of British Architects) Stages, ensuring clarity as your project progresses from concept to completion.

To provide you with complete financial peace of mind, our architectural fees are strictly fixed. Your customized quotation is carefully calculated to offer the best value based directly on your unique Design Brief and Scope of Work. 

We offer a complimentary initial consultation to discuss your vision, assess the site, and understand your brief. This allows us to outline the process and ensure we are the right fit for your project before any commitments are made.

We typically operate on a Fixed Rate / Lump Sum fee. This is calculated based on:

• The agreed Design Brief and Scope of Work.
• Choice of services (Architectural Only or Architectural + Interior Design).

Due to the unique demands of commercial developments, fees for these projects are based on percentage then fixed on the agreed fee. We scale our pricing based on:

• The nature and complexity of the build.
• Total square footage and technical requirements.

We provide tailored quotations specifically for property developers. Our expertise covers:

• Development sites with multiple house types.
• Phased construction planning.
• Integrated consultancy to streamline the planning and delivery process.

• RIBA Stage 1 & 2: Preparation & brief and Concept Design
  We’ll complete a desktop study to understand any constraints which impact your project. We’ll then clarify your brief & project scope by creating strategic options. This will add significant value to your project.  We then provide you with a written quotation for our services and if successful we prepare initial scheme design drawings – a few sketches of plans and elevation alternatives for you to consider. 

• RIBA Stage 3: Developed Design
  This is where we use our expertise to guide your dream design through the planning process.

• RIBA Stage 4: Technical Design
  We also commence preparation of construction drawings for builders pricing  and for the contractor to build from. 
  We can provide you with a list of affiliated suppliers* for kitchens, bathrooms, joinery, electrical, plumbing & construction works. If you need to tender the project we can then send the drawings out to a number of contractors to get prices for construction,. 

• RIBA Stage 5: Construction
  During construction we liaise with all statutory bodies and your builder to provide support when queries arise or if information is needed to be sent to a subcontractor e.g. roof truss manufacturer, or plumbing & heating engineer. We can monitor construction, sign off on the build and also deal with stage payments to the building contractor. 

• RIBA Stage 6: Close out
  As Built Drawings

To ensure the highest quality and accountability, AW18 Design Studio exclusively takes legal responsibility for work produced in-house. We do not ‘sign off’ on external drawings, as we believe every project deserves the rigorous oversight and detail that our own team provides.
